What is a mortgage?

A mortgage is a loan used to buy a property or land. You’ll borrow money from a lender and repay them (plus any interest) over an agreed period.

How do I get a mortgage?

Before you start a mortgage application, you’ll need to review your finances and get a Decision in Principle.

Once you find a property* you love, you’ll then need some documents to apply for a mortgage. You'll need to show proof of ID and address, bank statements, evidence of your income and evidence of your mortgage deposit.

What is a Decision in Principle?

A Decision in Principle shows you how much you could borrow before you apply for a mortgage.

It’s usually seen as the first step to buying a property. A Decision in Principle is subject to an assessment and isn’t a guarantee of a mortgage.
How long does a Decision in Principle last?

How long your Decision in Principle lasts will be decided by your mortgage lender.

They typically last between 60 and 90 days.
How long does a mortgage application take?

Approving a mortgage usually takes between 2 and 6 weeks. The approval time will depend on the lender’s availability, your property’s valuation, and your own circumstances.

Having the right documents ready can help speed up the process.
How do mortgages work?

Once you get a mortgage*, you’ll need to repay the amount you borrowed (plus interest) over an agreed period. This period is usually around 25 years but can vary.

Until your mortgage is fully paid off, it’s secured against your home. This means you could lose your home if you can’t make your repayments.

*This applies to capital repayment mortgages.

What is a mortgage broker?

A mortgage broker will help you find your ideal mortgage. They’ll work with you to understand what type of mortgage you need, and they’ll arrange a mortgage between yourself and a lender.
What is loan-to-value?

The loan-to-value (LTV) is the value of the property compared to how much you need to borrow as a mortgage, shown as a percentage.

For example: If you take out a £200,000 mortgage to buy a £250,000 home, the LTV is 80%, as you’ll need to borrow 80% of the home’s value.

In general, the higher the loan to value ratio, the higher the interest rate is likely to be.
I'm in the armed forces, can I get a mortgage?

We recognise the unique nature of life in the armed forces. That's why we provide extra flexibility to personnel on active service, in addition to all our mortgage benefits that come as standard.

You could be eligible for the forces Help to Buy scheme, which helps servicemen and women buy their own property. It lets you borrow up to 50% of your salary interest-free - to a maximum of £25,000 - to put towards buying your first home or moving to a new one.
